**We attempt to keep our rates reasonable compared to homes similar to ours, though there really are not any that equal us in amenities and ambiance.  Our hope is that it allows more people to come and enjoy Beaver's Pond Retreat and our little slice of Heaven on Earth. Please note that our cottages & property are for registered guests only, any additional guests, visitors, invitees or amendments must be approved prior to arrival.   (Extra charges will apply and be billed accordingly) Four private rental cottages available to choose from. Please call to see which Cottages are available during your requested days or Click here to see our availability calendar.  If they do not show as booked they are available.  Please ask if you have any special requests or requirements.  ie: extra guests, crib, etc.

Policies:
- A Visa or Master card number is required to confirm your reservation.
- 50% of your total payment is due upon booking with the balance due 30 days in advance of your arrival date.  Accepted methods of payment are Visa and Master card, cash or personal check, please inquire. No refunds are given for early departures.
- All rentals subject to 10.4% state and local tax.
- You will be meant at your cabin upon arrival to the property for check in. More information will be in your email confirmation package.
- Check in time is 4:00 PM, please let us know if you will be arriving after dark. Check out is before 11:00 AM.
- A Minimum Stay is Required of  2 - 3 Nights, depending on the season, please inquire or see above.
- The Cabins and Properties are for use exclusively by paying guests of Beaver's Pond Retreat.
- Rates are based on the "real bed" occupancy. We charge $20 per person, per night (all ages) for additional guests in  each cabin on futons or camp beds up to the maximum number of guests listed per cabin. Prior arrangements must be made for for all additional guests and anyone over the maximum number per cabin if approved is charged at $50 per night, per person.
- All cabins are self-sufficient (no daily housekeeping services).  Fresh towels available upon request.
- Sorry, we are pet free due to all the wild life on the property.
- All cabins are nonsmoking. A $250 cleaning fee will be assessed for smoking in the cabins.

Cancellation Policy:  High Season - May 1 through September 30 and all major Holidays require a 90 day cancellation notice.  Low Season - (October 1 through April 30 ) require a 30 day cancellation notice.  If you cancel prior to these dates you will receive a full refund, minus a service fee of $75 or 10% of your total whichever is greater.  All cancellations after these dates (between the 30th & 90th day) prior to your arrival date are subject to a 50% cancellation fee. However we will make every attempt to re-rent and, if successful, you will receive a refund of the difference up to the full amount minus a service fee of $75 or 10% of your total whichever is greater.  Any reservation canceled less then 30 days before arrival date there will be no refund unless re-rented.  There are no reschedules.  There are no refunds for early departures. These rules are necessary due to the fact that most of our reservations are made so far in advance.  A last minute cancellation means that most folks will have already made plans for that period of time and we will end up with a vacancy.  We appreciate your understanding and agreement on this policy.

It is our sincere hope that this policy is never necessary, however due to the potential loss of income to our small business we must uphold the above cancellation policy, thank you for your understanding. By booking a reservation with us you are agreeing to these terms.
